What Is A Notary Signing Agent

I recently discovered a fascinating role within the mortgage industry that I had never heard of before: the Notary Signing Agent (NSA). Even with my background in mortgages, this profession had eluded me. Intrigued by their significance, I delved into understanding the crucial role NSAs play in the loan process, prompting me to share my newfound knowledge in this blog post.

According to nationalnotary.org, an NSA is a specially trained Notary responsible for handling and notarizing loan documents. Their role involves thoroughly reviewing all paperwork before meeting with you, ensuring a comprehensive understanding of the documents you’re about to sign. For lenders, these agents serve as the pivotal final link to complete the loan process.

It’s interesting to note that most NSAs are self-employed and aren’t directly employed by the title company. Instead, the title company arranges the closing and selects the NSA to facilitate the process. This behind-the-scenes role sheds light on the often-overlooked but crucial aspect of the mortgage journey.

What does this mean for you?

When it comes to signing those crucial loan documents, don’t be shy about asking questions—lots of them! The Notary Signing Agent (NSA) is there for precisely that reason—to provide answers and ensure you fully comprehend what you’re signing. It’s disheartening to hear that some folks have signed closing documents without truly understanding them.

The good news? If you’re the buyer, you have the power to choose your own NSA! Yes, you heard that right. When dealing with a mortgage—one of the most significant loans you’ll ever encounter—knowing exactly what you’re signing is not just a preference but a smart decision. So, embrace the opportunity to pick an NSA who can guide you through the process with clarity and confidence.

What do Notary Signing Agents Do?

A Notary Signing Agent plays a pivotal role in the real estate process, serving as an independent contractor tasked with ensuring the timely execution, notarization, and return of loan documents by the borrower. This step is crucial for the funding of the loan, as without it, no one involved would see any returns!

The NSA’s role extends beyond the signing session. After deftly handling the intricacies of the loan documentation, the NSA then takes charge of returning the documents to the mortgage company. This final step, whether it involves personally dropping off the documents or dispatching them via mail, ensures a seamless continuation of the loan processing pipeline. In this intricate dance of paperwork and deadlines, the NSA emerges as a silent guardian, facilitating the flow of funds and securing the interests of all parties involved in the real estate transaction.

How Do You Become A Notary Signing Agent?

Now, let’s delve into the steps required to become a Notary Signing Agent (NSA).

To kick things off, you must start by becoming a notary, a process involving applications, paperwork, bonding, taking an oath, and securing Errors and Omissions (E&O) insurance—just in case legal troubles rear their head. Once you’ve successfully navigated these initial steps, the next phase involves obtaining NSA certification.

This includes undergoing a background check conducted by a reputable company, ensuring a level of trustworthiness in your role. However, the journey doesn’t stop there. To be a proficient NSA, additional specialized training in handling loan documents is a must. This ensures that the NSA not only understands the intricacies of the paperwork but can also adeptly guide others through the sometimes complex landscape of loan documentation. So, in essence, becoming an NSA is a multi-faceted journey that combines administrative formalities, certification, and specialized training to equip individuals for this vital role in the real estate and mortgage domain.
